Our RICS Level 1 Survey (Condition Report) provides a clear and straightforward overview of a property’s condition, helping you make an informed decision before committing to purchase.
Designed for new-build and well-maintained properties, this survey uses the recognised RICS traffic-light rating system to highlight any visible issues. It offers a simple but reliable way to understand the condition of a property without the need for intrusive investigation.
We carry out surveys across Burton upon Trent, Derby, and the wider Midlands, combining local knowledge with professional reporting to give you confidence at an important stage of your purchase.

Is This Survey Right for You?
The Level 1 Survey is ideal for buyers who are purchasing a modern property or a home in good condition, where significant structural issues are not expected.
It’s a practical choice if you’re looking for a cost-effective overview, giving you a clear understanding of the property without going into detailed structural analysis. This makes it particularly suitable for straightforward purchases where reassurance is needed rather than in-depth investigation.
What Does the Survey Cover?
During the inspection, a RICS-regulated surveyor will carry out a visual assessment of the property, focusing on key elements such as the roof, walls, floors, windows, and internal areas.
Each element is assessed using the traffic-light system to indicate its condition, helping you quickly identify areas that may require attention. The report will also highlight any urgent issues or risks, allowing you to take these into account before moving forward.
What This Survey Does Not Include
To keep the service efficient and cost-effective, the Level 1 Survey focuses on visible condition only.
It does not include detailed investigations, repair recommendations, cost estimates, photographs, or property valuation. If a more in-depth assessment is required, a higher-level survey may be more suitable.

RICS Regulated Surveyors
All surveys are carried out by RICS-regulated professionals, ensuring the report meets high industry standards for accuracy, consistency, and impartiality.
